Belville’s current lease for its town hall office space is in its last six months of a five-year lease. During a special meeting held January 9, Commissioner Joe Breault presented three possible options for new town hall office space.
Located on the second floor in the Villages at Waterford, Belville’s current town hall provides 2,200 square feet of usable space. The lease on that space is $6,000 per month.
Under the agreement with developer Urban Smart Growth, the company was to erect a new town hall in the area to be revitalized. As of January 2012, however, no progress has been made on the revitalization effort, so the town is left with no alternative but to seek other remedies.
One option is to stay in the current facility, but at a reduced rate of approximately $3,400 per month, including maintenance fees. The second option would be to erect a modular office unit in the area to be revitalized. And the final option would be to purchase the current office area, plus additional square footage, which would bring total usable area to approximately 7,400 square feet. Included would be approximately 2,000 square feet that could be utilized as a community center and multipurpose room.
Along with purchase of additional office space, the town would receive approximately one acre of land located on Poole road on which Belville could erect a three bay garage. This building could be used for housing town vehicles and off-site record storage. Although a firm price has not yet been negotiated, town leaders feel the office area and land could be purchased at a price not to exceed $610,000. This works out to approximately $3,400 per month, including monthly maintenance fees.
A condition set forth in the agreement states that Belville would pave the portion of Poole road leading to its facility, with the cost having been figured into the $610,000 purchase price.
The Town of Belville will conduct a meeting on January 23 in the council chambers to solicit additional residents’ input on these options. The public is encouraged to attend.
